Centuries of History.
A Focus on the Future.

Veramendi was once the site of a cattle ranch set on a Spanish Land Grant made to J.M. Veramendi in 1827. Upon his death, his daughter Urusula and her husband continued to divide and sell the family’s land. Eventually Joseph Landa purchased the 2,426 acre ranch and began a cattle operation. Pursuant to a stipulation in his wife’s will, following her death the Landa estate was liquidated and purchased by Dean Word, Sr. on December 5th, 1941 – just over 24 hours prior to the attack on Pearl Harbor. In 1956 Joyce Word married Bill Borchers, and the ranch remained under the Word-Borchers’ ownership for the next 50 years. Eventually the Word-Borcher family partnered with ASA Properties to create the vision for the present-day Veramendi master planned community.

The land itself has its own rugged personality, with dramatic canyons, stunning bluffs, and plentiful wildlife. We’re dedicated to preserving this spirit and protecting the native plants, birds, and animals.
